What the FFIEC is

The FFIEC is not a regulator — it does not issue enforcement actions or supervise individual institutions. It is an interagency coordinating body that establishes uniform examination principles and standards, and coordinates the collection and publication of data used by all federal banking regulators. Its most significant public data contribution is the HMDA (Home Mortgage Disclosure Act) database — the annual record of mortgage applications, approvals, denials, and withdrawal by applicant demographics at every regulated lender.

Why ComplaintRate uses FFIEC data

HMDA data is the only public federal dataset that enables analysis of racial disparities in mortgage lending at the institution level. ComplaintRate processes the FFIEC HMDA dataset to compute denial rate ratios — comparing denial rates for Black applicants against white applicants at the same institution in the same year. Institutions where Black applicants face denial rates 2x or more above white applicants are flagged. This analysis covers 217 institutions with statistically meaningful sample sizes (100+ applications).

What FFIEC data means for you

If you have ever applied for a mortgage and been denied, that denial was reported to the FFIEC under HMDA — including your race, ethnicity, income, and the reason for denial. This data is public. The HMDA racial disparity figures on ComplaintRate show whether the lender you are considering has a pattern of disproportionate denial for minority applicants. McLean Mortgage Corporation's 12.43x disparity and Santander Bank's 4.29x disparity are derived entirely from FFIEC public data.
